In New York City today, there were about 193 deals recorded, totaling about $356.1 million.

🏆Residential: The top residential deal recorded Thursday was in Lenox Hill. A condominium unit at 737 Park Avenue traded hands for $13.8 million. The seller, Mak Acquisitions LLC, picked up the unit in 2014 for $13.7 million. The buyer was Burlington Property Associates LLC. The five-bedroom, seven-and-a-half bathroom home spans about 4,400 square feet. It hit the market with Arvik Group Real Estate’s Artem Lesin in September for $14.8 million.

🏆Commercial: The top commercial deal recorded Thursday was in the Soundview section of the Bronx. An entity tied to Camber Property Group parted with two apartment buildings and a parking lot known as Carol Gardens at 820-880 Thieriot Avenue for $54.5 million. The buyer was a company affiliated with Phoenix Realty Group. Camber acquired the properties in 2017 for $19.8 million; the deal was the first time the complex traded since it was built in the late 1960s.

📊Commercial: Related Fund Management’s sale of some 2,000 rent-regulated apartments to Peter Hungerford’s PH Realty Capital started to hit records Thursday. The largest deal was for a six-story property at 2100 Bronx Park East that sold for $15.9 million. The 157-apartment building previously traded in 2014 for $21 million. The entire price for the portfolio was $192.5 million, a 24 percent discount from Related’s 2014 purchase.

📊Residential: A sponsor unit at Extell Development Company’s 50 West 66th Street in Lincoln Square sold for $7.5 million. The buyer was Lan Zhou. The three-bedroom condo spans about 2,500 square feet. The price works out to about $3,000 per square foot. Corcoran’s Hilary Landis and Beth Benalloul had the listing.

📊Residential: Bank of America executive Soofian Zuberi shed a 4,200-square-foot co-op at 1045 Park Avenue in Carnegie Hill for $6.8 million, a hair below its list price of $6.99 million but roughly 33 percent off its last sale price. The buyers were Richard and Janine Hoffman. Corcoran’s Matthew Coleman was the seller’s agent. Zuberi purchased the co-op in 2015 for $10.1 million.

📊Residential: In Tribeca, Richard Roskin, an agent who has represented the likes of Eric Clapton, Kesha and others, and his wife Colette Dartnall scooped up a co-op at 463 Greenwich Street for $6.6 million — over its $6 million asking price. The seller was Mary Hoeveler, an art advisor and appraiser. Hoeveler listed the full-floor loft with Compass’ Stephen Ferrara and Clayton Orrigo in January.

📊Residential: Nadine Murray, a financial executive turned property manager, purchased a sponsor unit at Rockefeller Group’s residential tower Rose Hill, at 30 East 29th Street in NoMad, for just under $6 million. The 3,600-square-foot, three-bedroom home was originally listed for $5.93 million in 2020. Core’s John Harrison, Nicole Grandelli and Maggie Kent had the listing.
