In New York City today, there were about 188 deals recorded, totaling about $280.2 million.

🏆Residential: The top residential deal recorded today was for an $18 million condominium unit, purchased by a trust, at 111 West 57th Street, along Billionaires’ Row. The full-floor sponsor unit spans 3,873 square feet, and the deal works out to more than $4,600 per square foot. Sotheby’s International Realty’s Nikki Field, Ben Pofcher, Jeanne Bucknam and Emma Burakovsky are marketing the luxury tower, developed by JDS Development and Property Market Group and known as the Steinway Tower. The unit’s most recent asking price was $20 million.

🏆Commercial: The top commercial deal recorded today was in Chinatown. A company tied to George Terranova offloaded two office buildings at 224 and 232 Canal Street and a retail property at 234 Canal Street for $33 million, or $625 per square foot. The buyer was a company tied to Frank Chan, who took on a $22 million mortgage from CTBC Bank Corp. for the deal. Raber Enterprises’ Jonathan Maimran and Lance Steinberg were the brokers on the deal, per Traded: New York.

📊Residential: In Carnegie Hill, Marc Mayer, the former AllianceBernstein chief investment officer, and his wife, Meera, finally parted with a co-op at 1185 Park Avenue for $13 million, which was $1.5 million off their 2007 purchase price for the unit. The unit appears to have been on and off the market since 2013, when the couple first wanted $27.5 million for it, according to the New York Post. The buyer was a trust. The five-bedroom home spans 5,100 square feet.

📊Commercial: The Development Group of NYP, LLC shed a 13-story office building at 304 Fifth Avenue in the Garment District for about $9.8 million. The buyer was JSI 304 LLC, whose address is the adjacent commercial property. The seller acquired 304 Fifth Avenue in 2010 for about $6.2 million.

📊Residential: Jodi and Jaris Adam Zotkow, a luxury travel advisor and a Goldman Sachs executive, respectively, picked up a sponsor unit at Extell Development Company’s 50 West 66th Street in Lincoln Square. The price was $8.5 million, $160,000 over its most recent asking price. The three-bedroom residence spans about 2,900 square feet, and the deal works out to more than $2,900 per square foot. Corcoran’s Beth Benalloul and Hilary Landis had the listing.

📊Residential: On the Lower East Side, a penthouse traded hands for $7.8 million. A trust connected to entertainment manager David B. Weise purchased the 4,610-square-foot sponsor unit, located at 199 Chrystie Street, developed by KD Sagamore Capital. When the unit first hit the market — back in 2021 — the asking price was $18.4 million. The residence has been on and off the market since, with several different brokerages. Douglas Elliman’s Glenn Davis, Noble Black, Justin Tuinstra and Alex Andrejko closed the sale.

📊Commercial: On the Upper East Side, a landmarked triplex at 48 East 73rd Street sold for $7.6 million. The seller was the Tolosa Corporation, NV, tied to Aldo Pascarella, and the buyer was US Timber LLC. The property spans about 7,500 square feet and can be converted into a single-family home or duplex. The sellers listed the building for sale with Joseph DeRuscio of DeRuscio Commercial in 2022 for $9.9 million.
