September was another busy month for New York City office deals. The top four on this list of the largest office leases alone comprise well over one million square feet of leased office space. Also included are a controversial new city department lease, a pair of banks and a software company big enough to put its name on the building it occupies. Read on to find out how they stack up.
1) Guggenheim Partners | 330 Madison Avenue | Grand Central | 360K sf
The financial services firm signed a deal to renew and expand its lease in the Grand Central building. The new deal is for 17 years and represents a 33 percent expansion within the building by square footage. Peter Hennessy of Savills represented the tenant alongside Ben Azulay of Bradford Allen; Frank Doyle, David Kleiner and Carlee Palmer of JLL represented the landlord, Munich Re.
2) Salesforce | 3 Bryant Park | Times Square | 310K sf
The software giant inked a new renewal and expansion in the Times Square building, which bears its name, securing 71,000 square feet of new space for its new agentic AI platform, Agentforce. CBRE represented both Salesforce and the landlord, La Caisse.
3) Scotiabank | 660 Fifth Avenue | Plaza District | 205K sf
The Toronto-based bank inked a new lease in the Plaza District building, relocating from its previous New York offices at 250 Vesey Street. Michael Geoghegan, Ramneek Rikhy and Eric Thomas of CBRE represented the tenant, while Mikael Nahmias, Dan Roberts and Andrew Dunn of Brookfield Properties represented the landlord in-house, alongside a six-member CBRE team including Howard Fiddle, Peter Turchin and John Maher.
4) Bank of New York | 1 World Trade Center | Financial District | 192K sf
The Bank of New York is subleasing almost 200,000 square feet of space in the Financial District building, owned by The Durst Organization and the Port Authority of New York and New Jersey. A team from JLL represented the tenant, while Scott Gottlieb of CBRE represented the sublandlord, Conde Nast.
5) Department for the Aging | 14 Wall Street | Financial District | 81K sf
New York’s Department of Citywide Administrative Services has signed a new lease for the Department for the Aging in the Financial District building owned by Alexander Rovt.
6) Massumi + Consoli | 1133 Sixth Avenue | Times Square | 58K sf
The law firm inked a new lease in the Times Square building. Andrew Coe of JLL represented the tenant, while Tom Bow, Rocco Romeo and Nora Caliban of the Durst Organization represented the landlord in-house.
7) Nagarro | 195 Broadway | Financial District | 42K sf
The digital product engineering firm signed a new lease in the Financial District building, moving from a sublease to a direct deal. Sinclair Li, Peter Shikar and Connor DeSimone of CBRE represented the tenant, while Tanya Grimaldo, Jonathan Tootell and Giannina Brancato of L&L Holding Company represented the landlord in-house.
8) MSQ Partners | 50 West 23rd Street | Flatiron | 38K sf
The marketing firm inked a new 10-year lease in the Flatiron building. Michael Joseph and Aidan Campbell of Colliers represented the tenant, while Alyssa Zahler and Jarad Winter of Two Trees Management represented the landlord in-house.
9) Breaking Ground | 520 Eighth Avenue | Garment District | 32.3K sf
The nonprofit inked a new 10-year renewal and expansion in the Garment District building. Brad Armstrong and Joseph McLaughlin of Vestian represented the tenant, while Matthew Mandell of GFP Real Estate represented the landlord in-house.
10) Insight Global | 437 Madison Avenue | Plaza District | 32K sf
The staffing company signed a new 10-year lease in the Plaza District building. Justin Haber and Kyle Riker of JLL represented the tenant, while Michael Lenchner and Jack Brennan of Sage represented the landlord in-house alongside Frank Doyle, David Kleiner and Michael Pallas of JLL.
