🏆Residential: The top residential deal recorded in New York City was in Carnegie Hill. A trust scooped up a full-floor condominium unit at DDG’s 180 East 88th Street, the tallest building north of East 72nd Street, for $13.5 million, or about $3,400 per square foot. The four-bedroom unit spans just over 4,000 square feet and hit the market in 2021 for about $16.8 million. Corcoran’s Michael Gordon had the listing.
🏆Commercial: The top commercial deal recorded in New York City was for a seven-unit, pre-war rental on the Upper East Side. Julie Pars Cadenhead, a counselor at Hunter College, parted with 36th West 89th Street for $5.3 million. The property has been in the Cadenhead family since 1966. The new owner is CPW Property Management LLC.
📊Residential: Symon Garber, the taxi mogul who owns several cab companies, finally sold his Tribeca apartment at 101 Warren Street for $12 million. Symon and his then-wife Elina purchased the condo in 2010 for about $8 million. They had been trying to sell the penthouse since 2009. In 2023, after a four-year hiatus, they put it back up for sale for $24.8 million; at one point, they wanted $30 million for the residence. A company managed by Ariel Lebowits is the newest owner. The two-bedroom home spans about 1,600 square feet, pricing the deal at more than $4,000 per square foot. The buyer was a company affiliated with Ravi Pulipati, a surgeon. Douglas Elliman’s Loretta Shanahan, Kai Wong, Noble Black and Sabrina Saltiel had the listing, and Branko Vujanic, also with Douglas Elliman, brought the buyer.
📊Commercial: A mixed-use building at 303 Bedford Avenue in South Williamsburg traded hands for $4.8 million. The seller is a company whose signatory is Adam Semler, who has previously signed documents for German billionaire Nicolas Berggruen’s real estate firm. The seller bought the building, whose commercial tenant is a bar, Lucky Dog, in 2022 for $3.1 million. The buyers in the latest transactions are Alir 303 Bedford LLC and Al Frank 303 Bedford LLC.
