🏆Residential: The priciest residential deal recorded in New York City was at the Metal Shutter Houses in Chelsea. Sao Joao Investimentos parted with a condominium at 524 West 19th Street for $8.5 million — a loss from its 2010 purchase price of $10.3 million. The buyer was a company named after the address. The five-bedroom duplex spans nearly 5,000 square feet and has 20 feet of retractable, motorized glass walls. It first hit the market in August for $9.4 million. Douglas Elliman’s Marcos Cohen and Alexander Pisa had the listing.
🏆Commercial: The top commercial deal recorded in the Big Apple was in Crotona Park East. A 17,000-square-foot, two-story store at 1472 Boston Road traded hands for $9.3 million. The buyer was a holding company linked to David Umansky’s Civic Builders that leased the property to Bold Charter School for 45 years. The seller was a company tied to Joseph Riegler that bought the building in 2021 for $3.5 million.
📊Residential: Michael Romoff, chief revenue officer of Reddit, and his wife Heatherlynn Romoff bought a nearly 2,500-square-foot sponsor unit at Lightstone Group’s 130 William Street in the Financial District for $6.8 million. The deal pencils out to about $2,700 per square foot. The three-bedroom apartment first hit the market in 2018 for just under $7 million, but the final sale price represents the most recent asking price from March. Corcoran’s Richard Hottinger, Gabriella Abdelnour, Sari Ingerman and Ashley Banker had the listing.
📊Residential: Max Born scooped up a condo at 347 Bowery in the East Village for $6.2 million. The seller was Dan Berger, who purchased the unit for $6.6 million in 2020. The apartment spans nearly 3,000 square feet. The deal works out to about $2,100 per square foot.

The unit at 115 Central Park West in Lincoln Square has three bedrooms and two terraces. It went up for sale in March 2024 for $8.5 million. Rosette Arons represented the estate in the transaction.

Marianna Kulak McCall is a founding partner of Trust for learning, an education philanthropy. She is married to Mark McCall, managing director at Lime Rock New Energy who was appointed by President Obama to serve in the U.S. Department of Energy. The seller was 90PHC LLC, who listed the residence for just under $6 million in February. Compass’ Arielle D’Adamo, Clayton Orrigo and Stephen Ferrara were the seller’s agents.
📊Commercial: In East Williamsburg, a 13,000-square-foot warehouse at 295 Lombardy Street traded hands for $4.9 million. The seller was a trust that had owned the property for decades, and the buyer was an entity linked to Carco Builders of Jericho, New York.
