🏆Residential: The top residential deal recorded was in West Chelsea, with the sale of a penthouse at Related Companies and Mitsui Fudosan America’s The Cortland, at 555 West 22nd Street. The price was $40.3 million, above its $39.5 million asking price from a year ago when the unit hit the market. The unit, purchased by Hudson River 22 LLC, spans more than 5,700 square feet and has four bedrooms and two private terraces. Core’s Shaun Osher is heading sales at the property with the building’s sales team.
🏆Commercial: The top commercial deal recorded was in Midtown Manhattan. Ferrim USA traded a six-story office building at 30 West 56th Street — formerly the Henry and Adelaide Seligman Mansion — for $22.5 million. The buyer was PLT H&A Inc. Ferrim bought the property in 2012 for $13.4 million. The property, built at the turn of the 20th century for banker Henry Seligman, was landmarked in 2007 and was once owned by Alberta Ferretti’s Aeffe USA.
📊Commercial: Partners 1602 LLC purchased 47-09 36th Street, a 30,000-square-foot, three-story industrial property, per LoopNet. The seller of the Sunnyside building was a company managed by Spyro Avdoulos that had owned the building since 2020, when it bought the building for $8.8 million.
📊Residential: At 25 Bond Street in Noho, a penthouse sold for $34.5 million — $10 million over its last trade price. The seller was former Google chief executive officer Eric Schmidt, who scooped up the apartment via a shell company in 2021 for $24.5 million. The buyer was Skyperch LLC. The nearly 6,400-square-foot duplex hit the market in December for $39.5 million. Compass’ Nick Gavin and Kimberly Pressman had the listing.

The home went up for sale initially in September 2022 for just under $12 million, and has been on and off the market since. Leslie J. The couple bought the duplex for just under $8.5 million in 2014. The buyers in the latest deal were Elizabeth and Davidson Goldin, founder of a public relations firm. The Kellys put the home on the market a year ago with Corcoran’s Cathy Franklin and Alexis Bodenheimer for $9.3 million.
📊Residential: A sponsor unit at Extell Development’s 50 West 66th Street in Lincoln Square traded hands for $6.7 million. The buyers were Todd and Wendy Chang Lee. The three-bedroom apartment measures about 2,500 square feet, pricing the deal at roughly $2,680 per square foot.
