There were 259 deals recorded, totaling about $485 million, in New York City on Wednesday, July 2.

🏆 Residential: The top residential sale recorded in New York City was for an Upper East Side co-op. The estate of Elene de Saint Phalle, an investor and art collector whose collection included works by Edgar Degar, Pierre-Auguste Renoir and James McNeill Whistler, sold a unit at 765 Park Avenue for $12.5 million to Kim Posnett, global co-head of investment banking at Goldman Sachs, and Michael Pastor, a dean at New York Law School. The 5,500-square-foot unit had an initial asking price of $17 million when it went up for sale in 2021. Brown Harris Stevens’ John Burger had the listing.

🏆 Commercial: The top commercial deal recorded in New York was for seven commercial condominiums at 58 West 58th Street near Central Park. A company linked to Sedesco paid $18 million for the units. The owner of the 33-story building known as Tower 58 is a holding company linked to LeFrak and Vornado Realty Trust, which bought the units and another building at 29 West 57th Street in 2006 for $58.5 million.

📊 Residential: In the Upper East Side, a townhouse changed hands for just under $12.5 million. A company tied to Spyros Kokolis, a doctor, and Maria Sfinarolakis-Kokolis, a contractor, sold the four-story residence at 169 East 79th Street to a company connected to Manual Glas Architects. The sellers paid $3.4 million for the property in 2010 and listed it for sale.

📊 Residential: Lisa Chanel parted with two penthouse units at 257 West 17th Street in Chelsea for $11 million. Chanel bought the units for $9.5 million in 2013. The buyer in the latest transaction was a shell company named after the units’ address. The condos span about 5,000 square feet, with about 1,300 square feet of outdoor space.

📊 Residential: Luke Allen and Steven Holley nabbed a condo at 360 Furman Street in Brooklyn Heights for just over $7 million. The seller was Jonathan Holman, who had owned the property since 2014. The 4,600-square-foot unit is a triplex with a 1,000-square-foot private rooftop terrace. Compass’ Paul Dawson represented the seller.

📊 Residential: Art historian Andrea Fahnestock, widow of investor and businessman George Hambrecht, sold a townhouse at 133 East 92nd Street in Carnegie Hill for $6 million. Emma Reitman and Adam Rozencwajg, a co-founder of an investment firm, were the buyers. Hambrecht bought the 4,000-square-foot brownstone in 2001. The home went on the market in March 2024 for $7.2 million. Brown Harris Stevens’ Abigail Lash had the listing.

📊 Commercial: In the Bronx, five parcels along Bergen Avenue and at East 148th Street sold to The Jericho Project for $10.3 million. Malhas Realty LLC sold three lots and a company tied to Bradford Swett of BNS Real Estate sold two. The buyer was the Jericho Bergen 148th Street Housing Development Fund, tied to the Jericho Project, which is partnering with Vertical Community Development to build a housing complex at the site.
