A converted industrial building in Red Hook has landed another tenant.
Velto Pickleball Club is taking 14,000 square feet at 160 Van Brunt Street in Red Hook, a former ship-engine repair building that was developed by LIVWRK and David Brecher of FM Capital. The start-up inked a 10-year lease on the second floor of the building, according to Eddie Keda of Tri State Commercial.
Keda and Tri State’s Chandler Slate and Mendel Sears represented both sides in the deal. The rent is $30 per square foot, he said. LIVWRK did not immediately respond to a request for comment.
The membership-based club will have four full-sized and one half-sized court, Keda said. It is spending more than $1 million to build out the space, which has 25-foot ceilings.
The converted building was formerly home to the Golten Marine Terminal. LIVWRK purchased it for $21.5 million in 2014 and converted it into an office and retail space that has attracted tenants like Tesla and custom fit swimming goggles company The Magic5.
Tesla signed a lease in 2016 for a 40,000-square-foot showroom and service center on the ground floor of the property, marking its first entry into Brooklyn. The company later inked a deal for an additional 6,500 square feet above.
Like the rest of the nation, pickleball is popping up all over the borough. CityPickle is opening a 60,000-square-foot complex with 11 courts under the Brooklyn Bridge this fall, Commercial Observer reported. Goodland Pickleball is opening an indoor court at Pearl Realty Management’s 67 West Street in Greenpoint, according to the Observer. And last fall, start-up PKLYN opened a five court, 18,000-square-foot facility at 80 Fourth Street in Gowanus.
