Wilks Development cleared another hurdle for its planned mixed-use project in Frisco.
Frisco’s planning and zoning commission approved two site plans for Firefly Park, a 217-acre development located at the intersection of U.S. 380 and Dallas North Tollway, the Dallas Business Journal reported.
The approved plans include a parking garage at the southeast corner of Brixley and Breezeway Boulevards, 10 retail and restaurant buildings and an amphitheater spanning just over six acres south of Brixley Boulevard and Fireglass Way.
Wilks Development, led by CEO Kyle Wilks, previously secured approvals for other site plans in October, allowing it to move forward with plans for 191 residential units at Stromile Way and Breezeway Boulevard and 233 residential units with retail space at Stromile Way and Fireglass Way.
The company’s latest site plans faced a hiccup in January when city officials rejected the parking garage proposal for not meeting zoning and engineering standards. The commission’s ruling this week grants the company official approval to proceed.
Firefly Park has been in the works since Wilks Development acquired the land in 2015. The project, formerly known as Frisco North and Oxbow at Frisco, gained momentum last spring with the commencement of infrastructure work, which is expected to be completed by the end of 2025.
The first phase, due in 2027, will feature a 190-key Dream Hotel with office space, 230 townhomes, residential towers, 130,000 square feet of retail and dining, a private event chapel, the amphitheater and a 1,400-spot parking garage.
The project is expected to cost between $2.5 billion and $4 billion.
Firefly Park is just one of the major mixed-use projects in Frisco’s development pipeline.
Hall Group is also expanding on its $7 billion mixed-use development Hall Park. The completed project will feature 3 million square feet of office space, 400,000 square feet of retail, 1,200 hotel rooms, 1,970 apartments, 230 townhomes and a 45-acre park.
