Randall Davis Targets Houston’s Rice Village for Next Condo Project

Randall Davis is making moves for his next condo project in Houston, this time in Rice Village.

The developer’s namesake firm, Randall Davis Company, is plotting a 12-story, 75,000-square-foot building with 29 luxury condo units at  2360 Rice Boulevard, the Houston Business Journal reported

Sales for the project, called the Chaucer, opened this week. Construction is expected to start in the third quarter, although that could change depending on the success of pre-sales. The building will take about two years to complete. 

Prices will start at $1.5 million and range up to about $5 million for penthouse units. Future residents who buy a condo during the pre-sales period will receive a $100,000 discount and $25,000 in upgrades.

Davis believes the Chaucer will fill a void in the residential market in Rice Village.

“There’s currently no opportunity for people to buy a lock-and-leave home,” he told the outlet. “A lot of people in the Rice Village area, especially empty nesters, or those wanting to downsize from a large house, want to stay in their wonderful neighborhood. So, that’s what this project hopes to do: give them an option that doesn’t currently exist.”

Floor plans will comprise two- and three-bedroom units, most of which will range from 1,900 square feet to 4,000 square feet, with the five penthouses being larger. Most of the units will also have balconies and private garages. Options for an outdoor kitchen are exclusive only to early buyers, though.

The Chaucer is set to include amenities such as  a lobby concierge, a large dog park and pet-washing station, and storage rooms. 

While Davis and his daughter Natalie oversaw the initial design of the building, the company is hiring a New York-based architect, whose name wasn’t reported, to complete the final design. Other collaborators include general contractor GT Leach Construction and a marketing team led by Gordana Vickers of Compass, the outlet said.

Houston’s luxury condo market has been gaining steam in recent years, and Davis has played a role in its growth. The firm has developed 15 condo projects in the Houston area over the past 20 years. It’s currently wrapping up construction for the London House, a 12-story, 70,000-square-foot condo building, at 2323 San Felipe Drive, in the River Oaks area.
