María José Fernández, general director of the Association of Real Estate Developers (ADI), considered that there is caution of investors to initiate projects due to the tariffs of Donald Trump.

“I feel that developers are being more cautious with the issue of tariffs, with the relationship with the United States and the recent election,” said the business representative in the framework of the Real Estate Development Expo The Real Estate Show 2025.

He said that investors must find the conditions of trust to start detonating real estate developments in Mexico.

He said that 2024 was a year of elections, with uncertainty and a slow year, so “we think that this year we will find more stability.”

“There are many things that will have to settle in the first half of 2025 for many large projects, as is the case of the ADI,” he said.

At the moment they exist to build several housing projects, industrialists in the North, Bajío and State of Mexico, as well as tourist works in Riviera Maya, Riviera Nayarita, Los Cabos and Mexico City.

By 2025 the construction of shopping centers that remained in design is expected, and were not built by the Covid-19 pandemic.

He added that the construction of shopping centers will begin in Mexico City, Monterrey, Guadalajara, Tijuana and other entities in the country.

“The tariff that imposes Donald Trump steel is the caution that investors are tending,” he said.

“Additionally, President Claudia Sheinbaum, and the Secretary of Economy, Marcelo Ebrard, try to make an aggressive negotiation against Donald Trump’s tariffs,”

He pointed out that the plan of the Sheinbaum government is to seek agreements, which will help to have certainty and begin to build new real estate projects.

“We have a very good relationship with the Undersecretary of Economy, Vidal Llerena, who has been very receptive and knows the sector and was Secretary of Finance of Mexico City,” he said.

He indicated that if there is a concern for tariffs, even “Marcelo Ebrard Casaubon, secretary of Economy, said that one of his concerns was the construction sector.”

The price of inputs is fundamental, but will increase to 10 percent due to the uncertainty generated by tariffs, he said.

“For us, legal certainty is important, something necessary for real estate investors when they buy land, build the industrial ship and put a hotel firm, and with the government the permits and licenses are vital for real estate projects,” he added.
