Renewed Crow–Hilton Deal Plans $100M Reno For Hilton Anatole

The Hilton Anatole, one of Dallas’ most recognizable hotels, is set for roughly $100 million in renovations after Crow Holdings and Hilton inked a renewed long-term management agreement, the companies announced Dec. 3.

The investment marks the latest chapter in a decades-long partnership between Crow and Hilton, according to the announcement, the Dallas Business Journal reported. Crow developed the 1,610-room landmark at 2201 North Stemmons Freeway that anchors the Design District skyline with its pyramid-topped tower in the late 1970s as part of the Dallas Market Center complex, opening the 52-acre property in 1979 as the Loews Hotel. 

Today, the Anatole is a sprawling convention host establishment with two atriums, an Asian art collection topping 1,000 works–amenities that helped cement its place as one of the city’s most important meeting hubs.

The renovation plan is ambitious. Between now and 2028, Crow and Hilton aim to refresh 899 atrium rooms, overhaul the 600,000-square-foot event and convention complex and upgrade food-and-beverage offerings across the property. The work also covers a slate of additional capital projects, though details weren’t disclosed. 

It follows a $30 million update launched in mid-2023 that reimagined about 700 rooms and nudged the hotel’s key count slightly higher. Before that, a $125 million renovation in 2010 helped the Anatole keep pace with Dallas’ growing profile as a corporate and convention destination.

The Anatole’s long history as a civic gathering point adds weight to the latest reboot. It has played a key role accommodating everything from national political events — including the 1984 Republican National Convention and CPAC in 2021 — to The Real Estate Council’s annual Fight Night. Its top-floor restaurant, SĒR Steak + Spirits, and its museum-like public spaces have also helped the property maintain relevance as newer hospitality concepts crowd the market.

Crow Holdings CFO Ian Dilley said in a news release that the improvements will ensure the Anatole “remains a defining destination for Dallas for generations to come,” noting its role as a backdrop for corporate groups, tourists and community events. 

The two companies framed the renewed agreement as a continuation of their goal to keep the Anatole positioned as a world-class destination. Rooms currently start around $269 a night.— Eric Weilbacher
