Rockefeller Group Plans $52M Suburban Dallas Industrial Project

The company behind one of New York City’s most iconic zip codes is eyeing North Texas for its next move. 

Rockefeller Group Development Corporation, best known for developing Rockefeller Center, is planning an industrial complex in Irving, the Dallas Business Journal reported. 

The firm could start construction as early as May on a four-building warehouse and distribution project totaling more than 788,000 square feet at 1501 Valley View Lane. The project is estimated to cost $52 million and could deliver by mid-2026, according to project filings. That would put the cost at $66 million, although plans submitted to the state are preliminary and subject to change

The project would mark Rockefeller’s first project in Dallas-Fort Worth.. The group has not commented publicly on the project.

The development site is owned by an entity tied to Houston homebuilder Lila Construction’s president and CEO Omid Sharifian, public records show. The land’s taxable value is estimated at $990,000 by the Dallas Central Appraisal District.

The site lies in a growing industrial corridor in Irving, just east of Dallas-Fort Worth International Airport, a submarket seeing consistent demand due to its proximity to major logistics routes and infrastructure.

Rockefeller recently began work on its first Houston-area developments, including a four-story apartment complex and a two-building industrial project in Katy and Baytown.

If the Irving project moves forward, it would add to the increasing pipeline of industrial development across the region, one of the most active logistics markets in the U.S. Rockefeller Group is a newcomer to Texas, but its recent moves suggest the firm may be setting the stage for a broader footprint across key markets in the state.

Rockefeller is a subsidiary of Mitsubishi Group and manages about 6 million square feet of office space in Midtown Manhattan. While mostly associated with 30 Rock, the company has roughly 14 million square feet of projects in planning or under construction nationwide.
