Schmitz Realty Group Brings Mixed-Use to Dallas Suburb

Schmitz Realty Group got the greenlight for a 200-acre development in Flower Mound called Monarch. 

The multiphase development was unanimously approved by the Flower Mound Town Council on Jan. 6, the Dallas Business Journal reported. It will feature a mix of residential, retail and recreational spaces.

Eric Schmitz’s development firm is collaborating with North Carolina design firm McAdams on the project. Plans for the site, at the intersection of Denton Creek Boulevard and Cleveland Gibbs Road, include 278 townhomes, nearly 472,500 square feet of retail and restaurant space, a half-acre pocket park and over 5,000 parking spaces. 

At least 150,000 square feet of commercial space must be completed before work begins on the first 150 townhomes, while an additional 150,000 square feet must be developed before the remaining homes can proceed, according to Schmitz’s agreement with the city.

Construction is expected to begin within a month, and the entire development expected to be completed between 2027 and 2028.

Monarch will join other high-profile developments in the region, including Frisco’s Fields West, a surf lagoon community in McKinney and the redevelopment of Collin Creek Mall in Plano. The development represents Flower Mound’s latest effort to address growing demand for mixed-use spaces in North Texas. 

The Dallas-Fort Worth Metroplex saw an influx of 418 residents daily between 2022 and 2023, according to the U.S. Census Bureau. In response to the region’s rapid population growth, developers are increasingly focusing on mixed-use projects that blend housing, retail and commercial spaces. 

Realty Capital, for instance, plans to expand its 160-acre Lakeside community in Flower Mound with a 21-acre development called Lakeside East. Located at the northeast corner of Lakeside Parkway and FM 2499, that project will include 350 homes, a four-story office building, a hotel, retail spaces and a parking garage

Additionally, Hines is partnering with Trez Capital and the Furst family to create a high-end master-planned community called Furst Ranch. The project will begin with 90 acres and feature 1,300 single-family homes priced between $800,000 and $2.5 million. Located off U.S. Highway 377 and Cross Timbers Road near Flower Mound, the community will ultimately cover more than 1,000 acres and cost $1 billion.
