Sentinel Capital Buys Apartment Property in Houston Suburb

The Houston suburb of Kingwood continues to attract the attention of multifamily investors and developers after becoming the site of High Street Residential’s first apartment development outside the city. 

Sentinel Capital, which is based in Houston, purchased Elm Creek Apartments from HGA, a firm headquartered in Hamburg, Germany, according to a release from Berkadia, which arranged the deal. Berkadia’s Chris Curry, Jeffrey Skipworth, Chris Young, Joey Rippel, Kyle Whitney and Jed Dalton marketed the property as part of a four-property portfolio, according to the brokerage. 

Sentinel Capital borrowed $10.6 million from JLL Real Estate Capital for the purchase, loan documents show. Terms of the deal weren’t disclosed, but the property was last valued for tax purposes at $14.5 million. 

Elm Creek Apartments, at 2911 Sycamore Springs Drive, was built in 1982. The 168-unit property offers one- and two-bedroom garden-style apartments. The property has not been renovated, according to the release. Appraisal district records show the last remodel was in 2012.

The property is in Kingwood, a master-planned community about 27 miles northeast of downtown Houston. Billed as “The Livable Forest,” the 14,000-acre development was created in 1971 as a joint venture between Friendswood Development Company and King Ranch. Kingwood has a population of about 80,000 people. 

The suburb has become a favorite of heavy-hitter developers like High Street Residential, an arm of Trammell Crow Company. The firm partnered with Japanese developer Daiwa House Group to develop two apartment communities: Residences at Kingwood, a 289-unit property at 6519 Kings Glen Drive, and Residences at Kingwood East, a 181-unit property at 6518 Kings Glen Drive. Residences at Kingwood was High Street Residential’s first suburban Houston multifamily development. 

Caldwell Companies is building an “active adult” community in the neighborhood, Houston Business Journal reported. Cadence Creek Kingwood will offer 160 apartments and 60 one-story cottages for residents 55 and older.
