For the second week in a row, a North Brooklyn townhouse topped Brooklyn’s luxury contracts. 

The Greenpoint home, last asking $7.2 million, was the priciest of the 18 contracts signed for at least $2 million from July 7 to July 13, according to Compass’ weekly luxury contract report. There were 12 contracts signed for townhouses and six for condos. 

The townhouse at 111 Noble was configured as a two-family home and listed as both two condo units and the entire home. A single buyer paid all cash to close on the property, according to Compass’ James Finelli, who had the listing. 

The home spans almost 6,000 square feet and has a 700-square-foot private backyard and a rooftop with 360-degree views. It comes with six bedrooms and six full bathrooms. The 25-foot-wide landmarked townhouse was originally built in 1855 and has since been outfitted with smart home technology.

Finelli said the buyer received a discount for purchasing the entire home, but did not disclose the final price, which he said would close next week. If it closes near its asking price, the sale would set a record for the priciest residential sale in Greenpoint. 

In December, a penthouse at The Huron sold for a record $5.7 million. 

Last week, a townhouse in Williamsburg snagged a contract after asking $10 million. If it closes for that price, it would set the record for the most expensive sale in Williamsburg. 

The pricey North Brooklyn townhouse contracts comes as demand for single-family homes has skyrocketed across the borough. In the second quarter of this year, townhouse sales volume was up over 21 percent in the borough compared to last year, according to a market report from Compass. The average price per square foot sold was up over 11 percent.

The second most expensive contract last week went to a newly-built Park Slope townhouse asking $6.4 million. 

The 6,000-square-foot home at 647 Baltic Street features five bedrooms and four full bathrooms across seven levels that can be accessed by a private elevator. 

The home has over 1,450 square feet of outdoor living space. The lower level is equipped with a full-floor home theater, while the garden floor has 22-foot double-height ceilings with a full glass back wall that opens up onto the landscaped garden.

Last week’s 18 contracts had a total asking volume of $64 million, a median asking price of $2.9 million and an average price per square foot of $1,355. 

Contract volume was up slightly from the previous holiday week’s total of $62 million.
