Spurs MVP Tony Parker Asks $16.5 Million for Boerne Estate

Spurs MVP Tony Parker’s Hill Country estate is asking $16.5 million, and the marketing strategy involves a well-known online streamer.

The home at 9 Rue Parker in Boerne, about 25 miles north of San Antonio, was built in 2009 on 53 acres. The main home spans 13,300 square feet, including a 6,000-square-foot gym. The property is also home to the biggest residential water park in the United States, said listing agent Erwin Nicholas II, owner of the Houston luxury brokerage Mr. Real Estate.

Nicholas hired celebrity streamer Kai Cenat to market the home. Cenat will be stationed at the property for the next month to promote the listing through celebrity appearances and other stunts. Cenat’s streams can reach more than 50 million viewers, Nicholas said.

Nicholas likened the unusual strategy to “a really big open house” and claims it’s unprecedented in the industry.

The idea occurred to him after Cenat hired him to find a rental home for a “subathon,” a livestreaming event in which performers raise subscriptions by extending their streaming time for viewer donations.

Nicholas specializes in off-market, luxury properties. He said his career sales exceed $150 million. He’s also the founder of an investment firm called MRE Capital.

“If you have the best house that offers something that you want the world to see, why not give [influencers] the opportunity to stay in it for one month? It doesn’t cost you anything,” Nicholas said. “Every other broker’s putting it on MLS and just waiting like the rest of the competition that’s on the market. There’s no excitement about that.”

The home was listed for $16.5 million last year with Binkan Cinaroglu of Kuper Sotheby’s International Realty, a luxury specialist in San Antonio whose testimonials include a thankful note by one “Coach Pop” — presumably Parker’s old coach, Gregg Popovich. Parker, who is French-American, was drafted by the Spurs in 2001 and was part of four NBA championship teams.

With coveted views, beautiful landscapes and proximity to Austin or San Antonio, the Hill Country enjoys its fair share of luxury sales. The San Antonio-New Braunfels area made up more than 5 percent of the state’s million-dollar home sales between 2023 and 2024. Recent listings include the 138-acre Arroyo Vista Ranch in Boerne, asking $21 million; the 3,600-acre Mt. Solitude Ranch outside Boerne, asking $80 million; and Scimitar Hill Vineyards in Camp Verde, asking $5.2 million for 126 acres.
