Starwood Starts Another Master-Planned Community Near Houston

Starwood Land is bringing a 4,000-home community to a growing area about 50 minutes northwest of downtown Houston. 

The Florida-based firm is developing Sunterra Lakes, a master-planned community spanning almost 1,500 acres at the southeast corner of FM 362 and FM 529, the Houston Business Journal reported. 

Sunterra Lakes marks the ninth master-planned community in the Houston area for Starwood, led by chairman and CEO Barry Sternlicht. Sunterra Lakes is a sister development to Sunterra, a 2,300-acre Crystal Lagoons community by Land Tejas and Starwood Land in the Katy area. 

Amenities for Sunterra Lakes are anticipated to mirror those of its sister community, which features a clubhouse with meeting rooms, a fitness center, a pool, a lazy river, a splash pad, sports fields and a playground.

Financing for the acquisition and development of Sunterra Lakes was provided by Starwood Capital and employee partners. Construction on the community began last year, with Starwood anticipating delivery of the first homesites to builders sometime this summer.

Five builders are attached to the project: Ashton Woods Homes, Colina Homes, Century Communities, D.R. Horton and Lennar. Home prices in the first phase will range from $300,000 to $600,000,

The Houston metro was a top-selling market for master-planned communities last year, with 12 of the top 50 across the United States, according to RCLCO Real Estate Consulting. Houston-area communities accounted for 22 percent of all sales among the top 50, totaling over 7,500 homes. 

Leading the way in Texas was Sunterra, which ranked fourth nationally with 1,325 sales, a 2 percent increase from 2023. Builders have already sold 3,240 homes in Sunterra, with the community eventually projected to include 7,000 homes to support the area’s rapid growth. 

Katy’s population has grown by 20 percent since 2020. This surge in residential growth has attracted major projects to the area, including Washington Ho’s proposed 200,000-square-foot “eater-tainment” development. 

That project will include restaurants, entertainment venues and a 120-room hotel near Kingsland Boulevard and Katy Fort Bend Road, close to Katy Mills Mall. Construction is slated to begin by the end of this year, with delivery of the hotel expected to take one year.
