Stillwater Capital’s Allen Tech Hub Attracts HVAC Headquarters

HVAC Company ACIS is shifting its headquarters to a technology complex that Stillwater Capital delivered last year. 

ACIS signed a 12-year lease for 33,000 square feet at 121 Technology Park in Allen, according to the Allen Economic Development Corporation. The company plans to move 150 employees to the space. 

The property, at 859 State Highway 121, is part of an 84-acre mixed-use development that will include industrial, office, retail and residential components. The first phase of the project includes four buildings totaling 370,000 square feet of flex space. Future phases will bring 200,000 square feet of office space, 20,000 square feet of retail and 130 townhomes for sale.   

The lease brings 121 Tech Park to more than 50 percent leased, according to a new release from the Allen EDC. Fiber optics company Amphenol Fiber Systems International leased 94,000 square feet at the property last summer, the Dallas Morning News reported. 

ACIS is currently headquartered at 1028 North McDonald Street, an industrial space in McKinney, which it plans to exit in the third quarter of this year. The move speaks to the enduring popularity of DFW suburbs for corporate relocations. 

Allen, a Collin County suburb of DFW about 30 miles north of downtown Dallas, has been positioning itself as a technology hub. The town is also home to Allen Tech Hub, a 105,000-square-foot “tech-friendly” office building near the Watters Creek District. 

Dallas-based Stillwater Capital is the developer behind the Link, a 244-acre, mixed-use addition to PGA Frisco. It’s also partnering with the city of Mansfield to develop a $1 billion mixed-use project with a riverwalk.
