An estate in the exclusive Carlton Woods neighborhood ranked as one of the priciest homes sold across Houston, cementing The Woodlands’ recent supremacy in the Houston region’s luxury market success.
The 11,800-square-foot mansion at 27 Eloquence Way sold for between $5 million and $5.9 million on July 11, the Houston Business Journal reported, citing data from the Houston Association of Realtors. The estimated price amounts to $424 to $501 per square foot.
It was the largest property among the top 10 most expensive homes sold the week of July 6, though it was the second-most expensive, just behind a 11,500-square-foot home at 11506 Habersham Lane in Piney Point Village that sold for between $6.76 million and $7.81 million, or $588 to $679 per square foot.
Listed for $5.85 million, the Carlton Woods home sits on over an acre and has five bedrooms, multiple balconies and a backyard pool. Interior details include a wet bar, a glass-enclosed wine room and a putting green. Michelle Marek of Compass had the listing while Ally Seder of eXp Realty represented the buyer.
Houston’s high-end housing market is making marked gains. Sales of homes priced over $1 million surged 40.6 percent year-over-year in June. Single-family home sales overall rose 12.5 percent in the same period, the biggest monthly increase so far this year.
The average price of a Houston-area home also hit a record in June at $470,784, up 5.4 percent from a year ago, while the median price reached an all-time high of $352,000. Weekly market activity keeps accelerating: new listings jumped 115.4 percent year-over-year to 4,300 between July 8 and July 14. Pending listings rose 41.1 percent and closings climbed 17.2 percent.
Among the 10 most expensive homes sold the week of July 6, four were located in The Woodlands, showing high demand in the master-planned suburb.
The Carlton Woods community, home to a Jack Nicklaus–designed golf course and some of the most-expensive real estate in the region, has become a mainstay on Houston’s weekly top-sale lists.
