A Hill Country town has moseyed into a race typically dominated by fast-paced Dallas.
For the first time all year, a home in Fredericksburg has landed on the top 10 list of the most expensive new residential listings in the state, according to the Houston Association of Realtors.Â
Retired banker Don Hanna and philanthropist Gwen Hanna are asking $7.5 million for their 10-acre property 6,200-square-foot home at 371 Achtzehn Road in Fredericksburg, about $1,200 per square foot. Built in 2022, the five-bedroom, six-bathroom home evokes traditional Hill Country architecture, making use of local limestone for most of the home and reclaimed barn wood for the den. The 10-acre property is down the road from Boot Ranch country club and about 6 miles north of downtown Fredericksburg.
Fredericksburg, a town about 80 miles west of Austin, is a popular destination spot for family tourism, thanks to the region’s quaint architecture, scenic views, thriving wine industry and country music history. Listing agent Susan Barringer with Austin-based Kuper Sotheby’s International Realty noted the property’s potential as a luxury rental.
The most expensive luxury sales this year to date have taken place in Dallas, which usually takes the top spot in HAR’s monthly ranking. The priciest new listing of the month has been in Dallas seven times this year, and the most expensive listing in the state — a 15.7-acre estate in Preston Hollow asking $64 million — is in Dallas. Houston follows close behind with a $60 million listing. Almost all lower-ranking listings are situated on the perimeter of the Texas Triangle, bound by Interstates 35, 10 and 45.
While Fredericksburg rarely competes with Texas’ big cities in residential luxury, it fields some heavy-hitting contenders in the ranch market. Nearby ranches for sale include the JL Bar Ranch, Resort & Spa, a 4,600-property which draws between 7,000 and 10,000 guests a year, and the 3 Creeks Ranch, a recreational 886-acre property asking $42.5 million.
Fredericksburg’s Main Street, the town’s primary tourist shopping hub, has attracted significant investment from DC Partners, which plans to develop a 22-acre mixed-use project by 2027.
