A Marfa minimalist hit the market for $3 million, or about $1,300 per square foot, recently.
The wide, glassy home at 2405 Antelope Hills Road was built in 2016 for the seller, celebrity photographer Douglas Friedman.
Dubbed the Friedman Ranch, the 10-acre property commands a wide view of the Davis and Haystack Mountains. The 2,300-square-foot-home has appeared in Architectural Digest, House & Garden and Galerie Magazine, and it’s 2 miles from the art hotspot of Marfa. Austin-based agent Jeff Burke of the Eklund Gomes Team has the listing.
“[Friedman] designed it, built it, and basically is now looking to sell it because he has moved on to another passion project on the East Coast,” Burke said.
The home boasts a private well, radiant heated floors and solar power. Furniture is included.
Although Marfa is remote — it’s a three-hour drive to El Paso, the nearest big city — the town is a national center of the art world, home to artists as prominent as Boyd Elder, who created the painted skulls for the Eagles’ album covers, and Donald Judd, an acclaimed sculptor.
Sentient Jet, the luxury private aviation airline recommended by Sotheby’s, serves Marfa Municipal Airport. Beyoncé occasionally visits; once she stayed at Ranch 2810, a 3,000-acre property 6 miles out of town available for rent at a little over $5,000 a night.
The Friedman Ranch rents for $1,500 to $2,500 per night, depending on the season; at the moment, a five-night stay costs a little over $9,000.
Although the pressures of breakneck building and waning demand are weighing down prices more heavily in the Sun Belt’s big cities, small-town Marfa is also adjusting expectations.
The average home value decreased 3.1 percent year over year in September; nationally, home value increased modestly during the same period, according to Zillow.
Friedman Ranch previously listed at $3.7 million but didn’t sell, Burke said.
“It likely needed a fresh price in the current market,” he said.
