
AI continues to be a major driver of future-looking investments — this time, New York City office leasing.
Two AI firms secured places on October’s ranking of the largest office leases in the city; one of them as part of a three-way tie for third place. None of them, however, quite managed to snag the very top spot. Read on to find out who did.
1) BlackRock | 50 Hudson Yards | Hudson Yards | 194K sf
The asset management company inked an expansion in the Hudson Yards building by way of a new sublease with Meta. A four-member JLL team including Peter Riguardi and Matthew Astrachan represented both the tenant and the sublandlord.
2) Stripe | 28 Liberty Street | Financial District | 139K sf
The payment company inked a new lease in the Financial District building. The new direct lease is in addition to a sublease in the building, which is still in effect. The deal brings Stripe’s total footprint in the building to 286,000 square feet. Jeff Fischer and Sacha Zarba of CBRE represented the tenant, while a four-member JLL team including Peter Riguardi and John Wheeler represented the landlord, Fosun International.
3) Richemont | 645 Fifth Avenue | Plaza District | 138K sf
The Swiss luxury retailer signed an expansion in the Plaza District building. The company, which owns Cartier and Swiss watchmaker IWC Schaffhausen, has been in the building since 2001, initially taking 43,000 square feet.
4) Harvey AI Corporation | 1 Madison Avenue | Flatiron | 93K sf
The AI company signed a new lease in the Flatiron building. The company also has an ongoing lease at 315 Park Avenue South. Joseph Messina and Todd Stracci of JLL represented the tenant, while Paul Glickman, Alexander Chudnoff and Ben Bass of JLL represented the landlord, SL Green Realty.
5) Scale AI | 1 World Trade Center | Financial District | 80K sf
The AI company inked a new sublease in the Financial District building. Eddie Sisca and David Opper of CBRE represented the tenant, while Scott Bogetti and Will Joumas of Savills represented the landlord, Wunderkind, alongside David Hollander of CBRE.
5) Plaza College | 118-35 Queens Boulevard | Forest Hills | 80K sf
The college signed a new lease in the Forest Hills building. Roy Chipkin of CBRE represented the tenant. The building’s landlord is Muss Development.
5) FGS Global | 2 Pennsylvania Plaza | Penn Plaza | 80K sf
The stakeholder strategy firm inked a new 15-year lease in the Penn Plaza building. Michael Liss of CBRE represented the tenant, while Josh Glick and Jared Silverman of Vornado Realty Trust represented the landlord in-house alongside Josh Kuriloff and Bruce Mosler of Cushman & Wakefield.
6) Lewis Brisbois Bisgaard & Smith | 140 Broadway | Financial District | 70K sf
The law firm inked a new lease across three floors of the Financial District building, which is owned by Union Investment.
7) The New York State Office of General Services | 919 Third Avenue | Midtown East | 66K sf
The government office signed a new expansion in the Midtown East building. A four-member CBRE team including Stephen Siegel and Liz Lash represented the tenant, while a six-member CBRE team including Robert and Ryan Alexander represented landlord SL Green Realty.
8) Bilt | 837 Washington Street | Meatpacking District | 58K sf
The payment platform signed a new 15-year lease in the Meatpacking District building. The building’s landlord is Nuveen.
9) Verra Mobility | 55 Water Street | Financial District | 57K sf
The tenant, a mobility technology company, inked a new 15-year sublease in the Financial District building. Ira Rovitz, Chris Ventura and Rohan Kapoor of Newmark represented the tenant, while Paul Haskin of CBRE represented the landlord, EmblemHealth.
10) Teneo Holdings | 280 Park Avenue | Plaza District | 47K sf
The strategy and consulting firm signed a 10-year lease renewal in the Plaza District building. Matthew McBride of CBRE represented the tenant. The building’s landlord is SL Green.
