Centurion American Development Group is assembling a massive land portfolio stretching across the northern half of Texas.
Over the past year, the prolific Farmers Branch–based company headed by Mehrdad Moayedi has snapped up more than 4,300 acres, fueling a sprawl of master-planned communities from the outskirts of Fort Worth to the Oklahoma border in a patchwork of future cul-de-sacs. The developer’s recent buying spree includes large tracts in fast-growing cities like Gunter, Pilot Point and Howe, many of them plotted for thousands of homes, lakes, parks and retail space.
The firm has developed more than 100 communities across Texas and made its name assembling massive suburban hubs. It’s acquired over 50,000 acres of land since its founding in 1990, according to its website.
Centurion isn’t alone: Miami Beach, Florida–based Starwood paid $800 million for thousands of acres across 11 of Hines’ former communities in North Texas, Austin and Houston in April. Also that month, Dallas-based developer Cawley Partners closed on a 5,200-acre ranch near Ferris, about 20 miles south of downtown Dallas, where it’s planning datacenters and 5,000 homes.
But the pace and scale of Centurion’s recent acquisitions — more than 7,000 acres counting deals from the past two years — show just how far the firm is willing to go to stay ahead of North Texas’ runaway population growth.
Platinum Ranch — Gunter
One of Centurion’s big swings came last week, when it bought 1,100 acres in Gunter for Platinum Ranch, a 2,000-acre master-planned community north of Celina, one of the fastest-growing towns in the country.
The project will include more than 4,200 single-family homes, up to 3,000 apartments, a 277-acre mixed-use core and nearly 300 “residential villas.” The land sits near the planned Grayson County Toll Road and marks another push north along the “Golden Corridor” north of Dallas.
Sherman
The company bought 82 acres in April, just south of Sherman near its 1,400-acre Cottonwood community, with plans for a residential neighborhood. The property was sold by Walton Global and sits in the path of ongoing semiconductor-driven growth. Centurion acquired 680 acres for Cottonwood in 2023.
Though not part of Cottonwood, the site is expected to support the area’s expanding workforce. Home lots are set to deliver after Cottonwood’s first phase in 2026, with pricing left up to homebuilders.
Alpha Ranch — Far North Fort Worth
Late last year, Centurion snagged 1,825 acres for more than 4,000 homes at Alpha Ranch, a sprawling community north of Fort Worth along Highway 114. Phase one includes 1,300 homes from builders like D.R. Horton, Ashton Woods and PulteGroup, with move-ins targeted for late 2026.
The site is in a municipal utility district and will feature green space, a Northwest ISD elementary school and 100 acres of commercial and multifamily development.
Celina
The firm bought 241 acres from the Celina Independent School District in partnership with Forestar Group last July. The site, located near Preston Road and Legacy Drive, is set to deliver 750 single-family homes and a 10-acre community park.
The land sits across from Celina High School and just east of Centurion’s 3,200-acre Legacy Hills project. It was part of a larger 420-acre tract entitled by the Moses Hubbard Trust before being sold off for residential development.
Celina/Pilot Point
The firm bought 1,100 acres from Jerry Jones’ Blue Star Land a year ago, with plans for a future master-planned community between Celina and Pilot Point. Financing for the deal was provided by Trez Capital.
The site, along FM 1385 and near the Dallas North Tollway extension, added to Centurion’s holdings in the area, where it’s already developed communities Winn Ridge, Sutton Fields and Creekview Meadows.
