Trammell Crow Begins Construction on Knox Street Offices

Trammell Crow Company is kicking off construction on a 12-story Dallas office building that’s already locking in a major tenant before vertical work ramps up.

The developer announced Wednesday that it has started work on Knox & McKinney, a 280,000-square-foot office building at 4544 McKinney Avenue, with completion slated for 2028. The Dallas Business Journal reported that the building will also include 20,000 square feet of ground-floor retail and restaurant space, adding more density to a stretch that has quickly transformed into a high-end mixed-use hub.

The global law firm Jones Day will anchor the project, taking 76,000 square feet — roughly a third of the building. The firm previously committed to 73,000 square feet at Harwood 15, but terminated that lease in favor of the Knox Street development, according to the outlet.

The building is rising on a site that was long occupied by a Chuy’s Tex-Mex restaurant. The eatery operated there for more than three decades before relocating in 2025 to 1520 Greenville Avenue, taking over the former Desert Racer space. Its replacement with the Knox & McKinney building is part of a rapid repositioning of Knox Street from a legacy retail strip to a luxury office and lifestyle district, according to the outlet.

Knox & McKinney is being developed through a joint venture between Dallas-based Trammell Crow, Chicago and New York-based BDT & MSD Partners, The Retail Connection and Gillon Property Group — all with deep ties to the area. Gillon, led by Ray Washburne, is the developer of Highland Park Village, while BDT & MSD manages capital tied to Michael Dell. The same partnership recently topped out a nearby three-tower project two blocks west, according to the publication, marking the first phase of a broader push to reshape the district.

Amenities at the new office will mirror current boutique office trends, including a high-end fitness center, tenant lounge and private bar, indoor-outdoor terraces and conference space designed to compete with top-tier Class A offerings.
