Two River Oaks Homes on Inverness Drive Sold in May

One street in Houston’s River Oaks attracted $23 million in home sales last month. 

Nan & Co.’s Nancy Almodovar handled the listings for 3996 and 4004 Inverness Drive, according to the Houston Association of Realtors. 

The 16,600-square-foot home at 3996 Inverness Drive was listed for just under $14 million, about $843 per square foot. It was on the market for 73 days. The property was also listed in 2024 for $17.9 million, just two years after it was slated for auction at $7.75 million, the Houston Business Journal reported. 

It’s a Tudor-style mansion that was built in 2009. The home has six bedrooms, seven full bathrooms and four half baths. The gym and sauna are in a separate cottage on the property. The grounds feature a summer kitchen and saltwater pool. 

A week later, Almodovar closed on the sale of 4004 Inverness Drive, which was listed for $8.85 million, or $1,180 per square foot. It was on the market for 14 days, the Houston Association of Realtors said. 

The 7,500-square-foot home was built in 1974 and designed by Houston architect Charles Tapley. The exterior is white stucco with a two-story wall of windows. It features a wood-paneled gym and landscaped grounds with a pool. The home was extensively remodeled in 2020. It has four bedrooms and five full bathrooms and two half baths.

The homes are about 2 miles from the site of Transwestern’s upcoming project the RO, which will include an Auberge Resorts Collection hotel, the Birdsall. 

Luxury sales are booming in Texas, where cash buyers are undeterred by high interest rates. Dallas-Fort Worth is the undisputed king of luxury sales, but high-end Houston neighborhoods like River Oaks are putting the Bayou City on the map. Compass reported that it sold 13 homes for more than $10 million in DFW last year, compared with five in Houston and zero in Austin.

Meanwhile, the luxury condo market is gaining a foothold in Houston. 

One of the most expensive homes sold in the city in March was a unit at 5656 San Felipe Street, a 3,500-square-foot condo that was listed for $3.98 million, or $1,137 per square foot. 

Randall Davis Company’s London House opened in April in River Oaks with all but two units pre-sold. Meanwhile, Satya added a floor to its St. Regis condo tower plans due to buyer demand for the product.
