The price of admission to Lake Austin’s high-end playground is steeper than ever — and the boat slips are filling up fast.
A three-story, 4,100-square-foot condo is selling for $14.5 million, over $3,500 per square foot, at a gated luxury development off Lake Austin as the lakeside enclave cements its status as a haven for ultra-wealthy buyers seeking low-maintenance, high-end retreats.
The property offers three bedrooms and four bathrooms, with features like a glass elevator connecting the floors, a wine bar and a climate-controlled wine cooler. The two-car garage is equipped with an EV charger, while a plunge pool and hydraulic boat lift cater to lakeside living. It is also wired with a smart system for remote control of temperature, lighting and security.
The off-market unit is one of five at The Villas at West Harbor in West Lake Hills, and one of two that are move-in ready, while the other three are slated to deliver by June. The other move-in ready unit is asking $14.1 million. Each comes with a private boat slip. The development has 26 slips — marketed as “dockominiums” — which can also be sold separately. About half have already been pre-sold, ranging from $1.5 to $1.6 million.
Douglas Elliman agent Stephanie Nick has the listing, and the units will stay off the multiple listing services.
The development was curated for the Michael Dells and Elon Musks moving to Austin. The influx of these kinds of buyers to the area makes virtually maintenance-free condos with high-end details all the more attractive as demand shrinks supply of property with Lake Austin frontage, driving up prices for single-family homes, Nick said.
“These five units cater to that particular buyer who wants to be here, who wants the fun, who doesn’t want to build, who wants to lock it, leave it and enjoy their time here,” she said.
The Lower Colorado River Authority and city of Austin have also tamped down further development along the lake in the last two years, banning new community marinas and approving new dredging restrictions.
Construction on The Villas at West Harbor began in 2023. The project was designed by Greg Hurd, president of Sereno Homes, and Charles Travis, who founded Chas Architects, and developed by Austin construction company Paragon Urban. Though million-dollar home sales in Austin remained flat last year, the average price of these properties jumped from $472 per square foot to $510 per square foot, according to a report from Texas Realtors.
