Walton Global has sold off 930 acres in three land deals in Austin, San Marcos and downtown Fort Worth, spotlighting development hotspots across the Texas Triangle.
In the largest land of the three deals, the Scottsdale, Arizona-based company sold 817 acres known as Caldwell Ranch to Waterstone Land Partners, an affiliate of developer Timmerman & Hagn in Hutto, according to a news release from Walton.
The property is located 22 miles south of Austin off of State Highway 21. The buyer has plans for a single-family residential development with over 2,000 homes upon full build out, the release said.
In nearby San Marcos, Walton sold 88 acres to Georgia-based Stafford Development, which is planning a utility lot to service nearby residential and commercial developments, the release said. The land is northeast of the San Marcos Regional Airport, just off of State Highway 21. It’s part of the 510-acre master planned community Cotton Gateway. Lennar got the green light to build the neighborhood, which will include 1,600 lots, in March of last year.
In the third sale, Walton sold 27 acres, known as Rock Creek Ranch West, to Abacus Capital, according to deed records.
The property is in Tarrant County, about 20 miles southwest of downtown Fort Worth. It’s part of the 1,760-acre Rock Creek Ranch master plan
The land trades identify hotspots for growth in the Texas Triangle: between Austin and San Antonio and south of Fort Worth.
They also show Walton’s focus on Sun Belt land deals, particularly in Atlanta and Texas, where it manages over 28,000 acres of land, according to the release.
In March 2022, the firm sold 1,200 acres in Kimberlin Heights to Midas Global Investments. The land, known as Double Platinum Ranch, is north of Dallas, near the city of Gunter. Later that year, Walton sold off a 703-acre tract from in Hunt County, about 30 miles northeast of Dallas.
