A water sharing agreement between three towns in Williamson County cleared the way for a 58-acre housing development in a fast-growing town north of Austin.
The project, dubbed Mansions at Liberty Hill, was approved by the Liberty Hill City Council in September following an August deal between the city and the larger neighboring communities of Round Rock and Georgetown for water access to flow to the project, the Austin Business Journal reported. The developer, listed as 4400 CR 277 Investments LLC in city documents, is an entity of Marcus Hiles’ Grand Prairie-based built-to-rent development firm N3 Luxury Living.
The project, located north of Hwy 29 along County Road 277 will comprise 420 duplexes, each with a private driveway.
The water-sharing agreement between Round Rock and Georgetown was set up in 2020. Three million gallons of water are transferred daily from Round Rock to Georgetown, and now Liberty Hill will tack on 250,000 gallons to that water connection via Georgetown to two delivery points in town. The agreement runs through the end of 2030.
Liberty Hill is one of the fastest growing cities in the Austin metro area, having grown an estimated 15 percent since 2020 to almost 12,000, according to the U.S. Census Bureau.
Round Rock primarily sources its water from Lake Georgetown and the Edwards Aquifer. Williamson County Judge Steven Snell told the outlet that access to water has been a challenge for attracting new business and development to the area.
“Everyone I’ve talked to, every city, every economic development partner, every major corporation, water is a concern. It’s not just how we get the water for them, it’s where it is coming from, and the people who have it are scared it’s going to run out if they sell it all,” Snell said.
