A suburb northeast of Dallas is advancing plans for a $71 million soccer complex that will serve as the training hub for the region’s new United Soccer League franchise, Atlético Dallas.
Garland City Council approved a 20-year lease for the eight-field facility this week, the Dallas Morning News reported. The complex will be built on 65 acres at the corner of President George Bush Turnpike and Holford Road.
The site also includes 14 acres of adjacent commercial land that could accommodate a hotel, apartments, or retail.
Atlético Dallas and its affiliated youth academy will manage the complex. A separate lease for a proposed multipurpose building will be considered next month.
The development will feature a 2,000-seat “show pitch” with artificial turf, hybrid and natural turf fields, futsal courts and public trails. The 28,000-square-foot multipurpose building is slated to include team offices, locker rooms, rehab and dining facilities, and a team store.
The team will pay $75,000 yearly rent for the fields, with 2.5 percent yearly increases. For the multipurpose building, the team will pay $350,000, plus the greater of $50,000 or 10 percent of net sponsorship revenue annually.
Construction is slated to start next year and finish by 2027, coinciding with Atlético Dallas’ debut season. The team will play home matches at the Cotton Bowl in Dallas.
The project also includes road and infrastructure improvements. The complex will host year-round programming, including recreational leagues, tournaments and training.
Atlético Dallas will also use MoneyGram Soccer Complex, at 2200 Walnut Hill Lane in Dallas, under a separate three- to five-year lease. Youth teams will train at both sites, with the professional team based in Garland.
Professional sports stadiums and arenas have become hotspots for real estate development, as retail, hotels and multifamily are often planned alongside them. Major sports-related developments in Texas include San Antonio’s “Project Marvel,” which could include a new arena for the Spurs.
