Condo at Extell’s One57 Lists For $90M

A condo at Extell Development’s One57 hit the market for a whopping $90 million. 

Residence 64, which was listed on Tuesday, spans a full floor at the Billionaires’ Row supertall. The seller, shielded by an anonymous entity, combined two units purchased for a total of more than $46 million. 

The apartment is among the three most expensive listings on the market in Manhattan, including a condo at 111 West 57th Street, asking $110 million and a penthouse at 432 Park Avenue, also asking $90 million and which once sought $169 million when it listed in 2021. 

A limited partnership known as GMF 157 purchased Unit 64A in 2014 for $24.8 million, and two years later bought Unit 64B for $21.5 million, according to public records. Now combined, the unit spans 10,000 square feet and has eight bedrooms and six bathrooms. It also features floor-to-ceiling windows with views of Central Park. 

The listing broker, Adam Modlin of the Modlin Group, did not immediately respond to a request for comment. 

Sales launched at 157 West 57th Street in late 2011, and the building drew headlines for its high prices and eye-popping deals. Among the first wave of buyers were hedge-funder Bill Ackman and a group of investors, who paid $91.5 million for a penthouse with the goal of flipping it for $500 million. 

But resales at the 90-unit tower haven’t panned out as some like Ackman predicted, as the building had to compete with an influx of inventory on Billionaires’ Row. Several units traded for nearly $10 million less than their initial asking prices. 

Unit PH88 closed for $31.5 million in 2023, down significantly from its $45 million initial asking price. Barnett originally sold the condo for $47.8 million in 2015.  

Shark Tank investor Robert Herjavec bought a four-bedroom condo at the property for $34.5 million in 2021, which was $13 million lower than its initial asking price. But three years later, Herjavec managed to offload the unit for just under $39 million.
