A Dallas-based consulting firm is making a play for one of the city’s most exclusive residential enclaves.
Masterplan Consultants pitched its vision for a luxury condo tower in Turtle Creek to the Oak Lawn Committee recently, the Dallas Business Journal reported.
The 23-story building dubbed “One Welborn” would add another gleaming high-rise to the skyline north of Uptown.
While not a required step, the committee’s backing is often seen as a green light for developers before pursuing rezoning. The group voted in support of Masterplan’s proposal, which is being designed in collaboration with Newport Beach-based Brandon Architects.
Plans call for 50 or fewer for-sale units, including a two-story penthouse.
Units will range from 2,100 to 3,900 square feet, with the penthouse sprawling 8,000 square feet and featuring six bedrooms, a private pool and outdoor lounge.
The building’s second level would serve as an amenity deck, with a 2,600-square-foot club, pool and spa, as well as a 3,000-square-foot fitness center alongside more than 10,000 square feet of outdoor space.
The 31,000-square-foot development site at 3618 Gillespie Street is surrounded by rental townhomes fetching about $4,000 a month.
Masterplan CEO Dallas Cothrum told the outlet that the property owner is ready to sell when the project advances, describing the planned tower as “very luxurious” and a step up in sophistication for Turtle Creek. The project would have about 120 parking spaces across three underground levels.
Zoning approval is the next hurdle. The site is zoned for low-rise multifamily. Cothrum said his team plans to file a zoning case later this month, with hopes of appearing before the City Plan Commission early next year.
If it moves forward, One Welborn would join a growing cluster of upscale condo developments reshaping Turtle Creek. Rosewood Residences’ 17-story tower nearby recently topped out with strong sales to domestic and international buyers.
