JW Marriott Gets Updates Ahead of Convention Center Closure

A downtown Austin Marriott is prepping for the closure of the Austin Convention Center with a makeover. 

Indiana-based hotelier White Lodging plans to spend $3 million on a revamp of the 1,012-key hotel’s first floor, according to a recent state filing. 

Work on the JW Marriott Austin Downtown, at 110 East Second Street  is expected to start in May and be completed by August, the filing said. 

The project coincides with the closure of the city’s convention center next month, which is compelling downtown hospitality operators to try to capture the business lost to the four-year renovation. White Lodging, which owns 11 other Austin hotels, is marketing its portfolio for multi-venue bookings to try to fill that gap. 

The renovation will focus on the hotel lobby, bar and restaurant. Dripping Springs-based firm Nuvu Interiors ATX is the designer. The hotel is home to Corner Restaurant, which features Southern cuisine, and Dean’s Italian Steakhouse. 

The hotel is just two blocks from the Austin Convention Center and features more than 120,000 square feet of meeting space. The hotel claims to offer the largest guest rooms in the city and includes amenities like an on-site spa and a rooftop pool with views of Lady Bird Lake.  

In addition to the renovation, White Lodging is adding to its Austin portfolio with Hotel Trinity, an Autograph Collection hotel it’s developing in partnership with REI Real Estate. The 13-floor, 258-key property will be located at Trinity Street and East Fifth Street, also near the convention center. 

Despite adding nearly 16,000 rooms between 2016 and 2022, Austin’s hospitality market is thriving, with an occupancy rate of 67.4 percent, ConnectCRE reported, citing data from Marcus & Millichap. The market also saw a 4 percent increase in average daily rate for luxury hotels.
