There were 196 transactions totaling $326 million recorded in New York City over the 24 hours before 4:00 p.m. on Tuesday, Dec. 2, 2025.

🏆 Residential: The top recorded home sale in the Big Apple came in at $13.3 million, with the sale of a sponsor unit at Vornado Realty Trust’s 220 Central Park South in Midtown. The buyer was Helios Chamber Orchestra LLC, which purchased a 2,500-square-foot pad with two bedrooms, two and a half bathrooms, Central Park views and a balcony. Its most recent asking price was $13.5 million. The buyer recently sold a penthouse at 400 Park Avenue South for $12 million.

🏆 Commercial: Sutton Place had the top commercial sale recorded in the city. Two neighboring mixed-use properties at 1059 and 1061 Second Avenue, and air rights, changed hands for $39 million. The buyers, EJS Group and Krown Point Capital, plan to turn the site of the four-story properties into a residential complex. JLL advised the partners on the transaction, which included $38 million in financing from Maxim Credit Group. The seller of the buildings was Junction Management.

📊 Commercial: An LLC tied to Stellar Management offloaded a 217,000-square-foot apartment complex at 950 Underhill Avenue in the Bronx, which it had owned for decades, for $17.9 million. The buyer was an LLC tied to Nanuet, New York-based Berkley Properties. JPMorgan Chase Bank provided $12.5 million in financing. The property stands 21 stories tall and has 209 units. There don’t appear to be any vacancies, but a three-bedroom apartment on the market in April had a base rent of $2,982 a month, per StreetEasy.

📊 Commercial: In Astoria, LLCs tied to Janos Kanta and Gloria Kellarakos offloaded an unfinished development site at 30-75 21st Street for $10.4 million. The buyer was an LLC linked to Kenny Shun Qian Liu. The site has up to 52,800 buildable square feet, capable of a residential project with 74 units, according to a listing on LoopNet. The site also comes with approved architectural plans for such a project, including garage and storage space, with work already started.

📊 Commercial: The Mount Sinai Hospital dropped just over $9 million on an eighth-floor condo at 150 East 42nd Street in Murray Hill. The unit measures about 31,000 square feet. RXR recently took over management and leasing of the property, known as the Socony-Mobil Building. David Werner and 601W’s Mark Karasick purchased the property in 2014.

📊 Residential: Logan and Samantha Lowe picked up a co-op at 1120 Park Avenue in Carnegie Hill from Matthew and Cynthia Mark for $6.5 million. The Marks had owned the unit since 2007, when they purchased it for $6.1 million. The latest transaction appears to have been off-market.
