The building that houses Texas’ answer to Soho House scored a refinancing.
WoodHouse, the Dallas-based hospitality company that co-founded Park House, landed a $33 million refinancing for the building at 4411 San Felipe Street in Houston, according to a release from JLL. Tannenbaum Capital Group provided the floating-rate loan. JLL put the deal together.
The seven-story, 95,000-square-foot mixed-use property built in 2023 is fully leased. Park House, a private social club with a 1,000-person waitlist, occupies 41,000 square feet. The club offers three different restaurants, four bar/lounge areas, plus daytime and evening social events for members. Its lease runs until the end of 2033, according to the release.
In addition to Park House, the building at 4411 San Felipe is also home to Ciel Restaurant, as well as an outpost of wellness company Fountain Life and Advancial Federal Credit Union. Houston-based DC Partners developed the property in 2023.
The building is at the edge of Houston’s prestigious River Oaks neighborhood and offers easy access to Loop 610 as well as The Galleria and Uptown. River Oaks routinely produces the city’s most expensive residential listings. It will also soon be home to a highly anticipated 17-acre mixed-use development from Transwestern. Plans for The RO include an Auberge Collection hotel and condo tower called The Bridsall. Construction is underway on the project at West Alabama Street and Buffalo Speedway. The project will also include a luxury apartment complex and high-end retail.
Park House also operates a Dallas site in Highland Park Village, the high-end retail center owned by Ray Washburne. Park House was founded by Megan and Brady Wood and Deborah and John Scott. The Woods are owners of WoodHouse; John Scott is a former CEO of Rosewood Hotels & Resorts. The couples were inspired by private clubs in London, including Soho House and The Arts Club, D Magazine reported in 2018.
