Tri Pointe Homes acquired parcels for two single-family developments in Leander, a fast-growing suburb north of Austin.
The company expects to start construction on 150 home lots next summer and is banking on sprawl amid explosive growth in the Austin suburbs.
It’s hard to compare Leander to Austin, but it’s generally more insulated than other satellite cities, said Bryan Havel, president of Tri Pointe Homes’ Austin division.
“Leander is definitely one of the stronger submarkets,” Havel said.
The suburb drew more new residents than Austin or any of its suburbs from 2023 to 2024, according to CoStar and the U.S. Census Bureau. The population of Leander grew by 7,000 people, representing a 9 percent increase and outpacing second-place Georgetown by 2,400 people. Austin grew by 4,000 people, or 0.4 percent, as the city’s Big Tech-propelled growth of a few years ago has flagged.
Pound for pound, the fastest-growing city in the Austin area was the southwestern town of Dripping Springs, where an increase of 1,500 people grew the population by 17 percent.
Some agents are calling Austin a buyer’s market, especially certain submarkets such as condos and luxury homes. Selling a home appears to be easier in the suburbs, however.
“The whole market is going through a kind of right-sizing, if you will,” Havel said.
Tri Pointe’s planned developments, named Ridgeview Reserve and Noven, will comprise one- and two-story homes of 3,500 to 4,400 square feet of space on 70-foot lots. Ridgeview Reserve, expected to accommodate 42 homes, will go up next to Rouse High School at Raider Way and Woodview Drive, roads the city recently finished improving with crosswalks and bike lanes. Noven, expected to include 108 homes, is less than 3 miles away on County Road 177.
